Bhubaneswar, Oct 14: In a relief to prospective homebuyers, the Bhubaneswar Development Authority (BDA) has decided to adjust the Rs10,000 application fee for its Ekamra Residency housing project at Subudhipur against the cost of the flat for successful applicants. Those who fail to secure an allotment will receive a refund of the entire deposit of Rs2.1 lakh, according to decisions taken at the authority’s 153rd meeting on Tuesday.

The meeting was chaired by Housing and Urban Development Minister and BDA Chairman Krushna Chandra Mahapatra. Among those present were Ekamra MLA Babu Singh, Jatni Municipality Chairman Ananta Behera, Additional Chief Secretary of the Housing and Urban Development Department Usha Padhee and BDA Vice-Chairman Chanchal Rana.

Successful applicants will also be eligible for exemption from Goods and Services Tax (GST) and a five per cent concession on stamp duty. The flats will be offered on a freehold basis, with one year of free maintenance. Applications for the ready-to-move-in apartments are currently open.

Spread over 7.36 acres, Ekamra Residency comprises three residential towers offering two-bedroom and two-bedroom-plus-study apartments. The project includes amenities such as a swimming pool, gymnasium, landscaped open spaces, jogging track, community hall, children’s play area, power backup, CCTV surveillance and fire safety systems.

In another major decision, the BDA granted administrative approval for the development of Lake Zone-I along Drain No. 10, between Bidyut Marg and Sachivalaya Marg. A 12-million-litre-per-day sewage treatment plant is among the key components proposed for the project.

The master plan for Lake Zones II and III, covering around 2.3 km along Drain No. 10 and an area of approximately 75 acres, was also approved.

The authority cleared revised alignments and detailed project reports for four Capital Development Plan roads, including routes connecting Sainik School Square with VSS Nagar, Jaydev Vihar with Nandankanan Road through Raghunathpur, Cosmopolis with Jagmara Square, and AIIMS Road with Bhagabanpur Model School.

The meeting also approved BDA’s participation in the 19th Urban Mobility India Conference and Expo 2026, scheduled in Bhubaneswar from October 23 to 25.
