BDA Sets August 31 Deadline for UAN Registration

Bhubaneswar, Jul 29: The Bhubaneswar Development Authority (BDA) has issued a public advisory urging all property allottees to generate their Unique Account Number (UAN) by August 31, a mandatory step to access key pre- and post-allotment services.

 

The UAN will serve as a permanent reference ID for all future transactions with BDA, including asset allotment, lease deed execution, NOC for loans, property transfer, and leasehold-to-freehold land conversion. Applicants can register for their UAN via the official BDA website: www.bda.gov.in.

 

To assist residents, BDA will soon launch a UAN Facilitation Cell at its office to help applicants with registration and documentation queries.

 

In parallel, BDA has made significant progress in its leasehold-to-freehold conversion initiative. Out of 1,250 applications, 743 conveyance deeds have already been registered, with 843 applications submitted online, reflecting strong public engagement.

 

To qualify for freehold status, allottees must have constructed a house on the allotted plot, maintained possession for over five years, and have executed a valid lease deed with BDA.

The conversion fee is set at 3% of the latest Benchmark Valuation of Gharabari Kissan land, as per the 2024 rate fixed by the State Government.

 

Applicants with mortgaged plots must submit a No Objection Certificate (NOC) from the concerned financial institution. An affidavit confirming no legal disputes is also required. If a case is pending, the application will be processed only after the final court verdict.

 

Encroachers of government or BDA land must vacate the property and submit an affidavit before applying for conversion.

 

Twenty-seven housing schemes are covered under this programme, including Pokhariput Phases I–III, Prachi Enclave, Lumbini Vihar, Udayagiri Vihar, and Lingaraj Vihar.
